Spring homebuying dips 2% in Huntington Beach, Fountain Valley, Garden Grove, Westminster: 19 facts to know

Homebuying in what we’ll call the “Beach Blvd. Corridor” — in and around Huntington Beach, Fountain Valley, Garden Grove and Westminster — fell 2 percent this spring vs. a year ago.

That’s what we found when we looked at Orange County house hunting patterns at the neighborhood level in 2018’s second quarter vs. the April-to-June period a year earlier.

CoreLogic found these 19 trends in 13 ZIP codes covered by the Orange County Register’s The Wave weekly, …

1. Purchases: Home sales in this period totaled 1,321 vs. 1,353 a year ago, a decline of 2.4 percent.

2. Who’s up: Prices increased in 12 of the 13 ZIPs as sales rose in 4 ZIPs.

3. Countywide: $730,000 median selling price, up 6.0 percent. Orange County sales totaled 10,256 residences, existing and new, vs. 10,767 a year ago, a decline of 4.7 percent. Prices rose in 65 out of 83 Orange County ZIPs and sales were up in 28 out of 83 ZIPs.

4. Fountain Valley 92708: $767,500 median, up 4.8 percent. Price rank? 31st of 83. Sales of 147 vs. 162 a year ago, a decline of 9.3 percent.

5. Garden Grove 92840: $570,250 median, up 7.6 percent. Price rank? No. 69 of 83. Sales of 107 vs. 115 a year ago, a decline of 7 percent.

6. Garden Grove 92841: $631,500 median, up 7.9 percent. Price rank? No. 59 of 83. Sales of 46 vs. 58 a year ago, a decline of 20.7 percent.

7. Garden Grove 92843: $535,000 median, up 6.0 percent. Price rank? No. 73 of 83. Sales of 68, flat in the period.

8. Garden Grove 92844: $560,000 median, up 33.7 percent. Price rank? No. 70 of 83. Sales of 57 vs. 54 a year ago, a gain of 5.6 percent.

9. Garden Grove 92845: $667,500 median, up 4.7 percent. Price rank? No. 53 of 83. Sales of 58, flat in the period.

10. Huntington Beach 92646: $702,500 median, up 12.2 percent. Price rank? No. 43 of 83. Sales of 220 vs. 205 a year ago, a gain of 7.3 percent.

11. Huntington Beach 92647: $750,000 median, up 9.5 percent. Price rank? No. 36 of 83. Sales of 101 vs. 111 a year ago, a decline of 9 percent.

12. Huntington Beach 92648: $932,500 median, up 1.1 percent. Price rank? No. 20 of 83. Sales of 175 vs. 164 a year ago, a gain of 6.7 percent.

13. Huntington Beach 92649: $782,500 median, down 0.3 percent. Price rank? No. 30 of 83. Sales of 118 vs. 120 a year ago, a decline of 1.7 percent.

14. Midway City 92655: $630,000 median, up 6.8 percent. Price rank? No. 60 of 83. Sales of 5 vs. 21 a year ago, a decline of 76.2 percent.

15. Stanton 90680: $427,750 median, up 7.9 percent. Price rank? No. 81 of 83. Sales of 58 vs. 56 a year ago, a gain of 3.6 percent.

16. Westminster 92683: $678,000 median, up 9.4 percent. Price rank? No. 50 of 83. Sales of 161, flat in the period.

17. Single-family-home resales: 6,349 Orange County sales vs. 6,730 a year ago, a decline of 5.7 percent in the period. Median: $790,000 — a rise of 5.3 percent in the period.

18. Condo resales: 2,694 sales vs. 2,811 a year ago, a decline of 4.2 percent in 12 months. Median: $501,000 — a rise of 3.3 percent in a year.

19. New homes: Builders sold 1,213 residences vs. 1,226 a year ago, a decline of 1.1 percent in 12 months. Median: $948,500 — a rise of 16.2 percent in a year.
