Where’s homebuying hotter: Anaheim, Orange or Villa Park?

Homebuying in Anaheim, Orange and Villa Park fell 4 percent this summer vs. a year ago.

It was the slowest-selling third quarter in four years for Orange County’s housing market, as buyers balked at high prices and expensive mortgages while homeowners and builders boosted the supply of residences for sale.

Here’s what my trusty spreadsheet told me when looking at house-hunting patterns at the neighborhood level in 2018’s summer quarter vs. the July-to-September period a year earlier.

CoreLogic found these 19 trends in 13 ZIP codes covered by the Orange County Register’s Anaheim Bulletin weekly …

1. Purchases: Home sales in this period totaled 1,021 vs. 1,064 a year ago, a decline of 4 percent.

2. Who’s up: Prices increased in eight of the 13 ZIPs as sales rose in five ZIPs.

3. Countywide: $734,000 median selling price, up 3.4 percent. Orange County sales totaled 9,160 residences, existing and new, vs. 10,350 a year ago, a decline of 11.5 percent. Prices rose in 50 out of 83 Orange County ZIPs and sales were up in 21 out of 83 ZIPs.

Here is how prices and sales moved at the community level …

4. Anaheim 92801: $550,000 median, up 8.9 percent. Price rank? 73rd of 83 Orange County ZIPs. Sales of 71 vs. 82 a year ago, a decline of 13.4 percent.

5. Anaheim 92802: $552,000 median, down 6.7 percent. Price rank? 72nd of 83. Sales of 88 vs. 57 a year ago, a gain of 54.4 percent.

6. Anaheim 92804: $572,500 median, up 4.9 percent. Price rank? 68th of 83. Sales of 132 vs. 142 a year ago, a decline of 7 percent.

7. Anaheim 92805: $540,000 median, up 2.3 percent. Price rank? 75th of 83. Sales of 104 vs. 116 a year ago, a decline of 10.3 percent.

8. Anaheim 92806: $605,000 median, down 0.1 percent. Price rank? 64th of 83. Sales of 48 vs. 44 a year ago, a gain of 9.1 percent.

9. Anaheim 92807: $725,000 median, up 11.6 percent. Price rank? 42nd of 83. Sales of 146 vs. 143 a year ago, a gain of 2.1 percent.

10. Anaheim 92808: $760,000 median, up 5.6 percent. Price rank? 34th of 83. Sales of 72 vs. 99 a year ago, a decline of 27.3 percent.

11. Orange 92865: $650,000 median, up 13.3 percent. Price rank? 55th of 83. Sales of 65 vs. 75 a year ago, a decline of 13.3 percent.

12. Orange 92866: $689,500 median, up 2.3 percent. Price rank? 49th of 83. Sales of 30 vs. 22 a year ago, a gain of 36.4 percent.

13. Orange 92867: $725,000 median, flat in the period. Price rank? 42nd of 83. Sales of 96 vs. 117 a year ago, a decline of 17.9 percent.

14. Orange 92868: $536,000 median, flat in the period. Price rank? 76th of 83. Sales of 38 vs. 30 a year ago, a gain of 26.7 percent.

15. Orange 92869: $635,000 median, flat in the period. Price rank? 58th of 83. Sales of 113 vs. 113 a year ago.

16. Villa Park 92861: $1,199,750 median, up 1.8 percent. Price rank? 10th of 83. Sales of 18 vs. 24 a year ago, a decline of 25 percent.

17. Single-family-home resales: 5,618 Orange County sales vs. 6,284 a year ago, a decline of 10.6 percent in the period. Median: $785,500 — a rise of 3.4 percent in the period.

18. Condo resales: 2,429 sales vs. 2,802 a year ago, a decline of 13.3 percent in 12 months. Median: $513,000 — a rise of 4.7 percent in a year.

19. New homes: Builders sold 1,113 residences vs. 1,263 a year ago, a decline of 11.9 percent in 12 months. Median: $985,000 — a rise of 11.6 percent in a year.
